Op Nienhof woont dus ene Bernardus Paschedach en het klooster vraagt zich af of het wel bij het klooster hoort en of het horig of alleen tijnsplichtig is. Later in hetzelfde jaar komt men tot de conclusie dat het bij het klooster hoort. Of het tijnsplichtig of horig is wordt niet duidelijk. Ondanks het feit dat Nienhof duidt op een nieuwe boerderij, duidt het feit dat het ‘curtum’ (=hof) wordt genoemd erop dat het geen kleine boerderij was.

Ergens in de honderd volgende jaren moet de boerderij in het bezit zijn gekomen van het klooster Schaer of Nazareth. Hier is geen akte van bekend, maar in ieder geval was het in 1457 in het bezit van het klooster Schaer. Het blijkt tijnsplichtig te zijn, en mogelijk was het dat dus ook in 1331.

In 1580 wordt nog eens bevestigd door de toenmalige prior, dat Nijenhove tot de ’tynslude’ hoorde. Rond die tijd werd het klooster opgeheven en werden de boerderijen van het klooster geestelijke goederen ten behoeve van de nieuwe protestantse kerk.

In een van de weinige overgeleverde stukken worden de inkomsten uit Nijhof in 1580 beschreven:

Blijkbaar leefde toen Anna ten Nijenhave op de boerderij. Zij bracht 24 molder rogge als derde garve op, wat voor Aaltense begrippen erg veel was, ondanks de oorlogstijd.

Verpondingskohier 1647

In het Verpondingskohier van 1647 werd Nijhof vermeld als een geestelijk goed:

Nieuhof, Geestelick. Huis, hof 1 sch. boulant 15 mdr., 3de gerve
Van Sijn hoeijmaete geeft hij 3 dlr. 4 – 10 -.
Pacht 88 dlr. afgetrocken 7 sch. rogg., blijft 122 – 10 -.
Eijcken boomen en Hegg holt.

Bovendien had Jan Nijhof als toenmalige bewoner nog op “Kempinck 2 1/2 mdr. uitganck afgetrocken, blijft 17 – 7 – 8.“

De totale afdracht voor de verponding was hiermee bijna 140 Daler. Wat afdracht betreft, maar ook wat landbezit betreft was Nijhof daarmee een van de grootste boerderijen van Aalten. Ondanks deze grootte is Nijhof nooit Scholte geweest. Hoewel men in Barlo spreekt over Scholte Nijhof, is deze term waarschijnlijk pas in de 19e eeuw ontstaan en gebaseerd op de grootte. Pas in de 20e eeuw met de bouw van de villa kreeg boerderij Nijhof ook het aanzien van een scholte.

Nijhof had wel zijn eigen rot en Jan Nijhof was bij de verponding ook betrokken en tekende met zijn merk (een ploegstrang):

Dit merk werd door veel boeren gebruikt. Pas zijn kleinzoon Lubbert kon rond 1725 zijn eigen naam schrijven.

Tot eind 20e eeuw is de boerderij als boerderij in gebruik geweest. De villa is geheel gerestaureerd, maar de oude boerderij is – ondanks dat het een rijksmonument is – volledig vervallen.

Hoe de bewoningsgeschiedenis zich na 1580 ontwikkelt is niet helemaal duidelijk, maar in 1617 duiken Warner en Wendele Nijenhove op in de volontaire protocollen. Hun nakomelingen blijven 150 jaar op Nijhof wonen.
